Welcome to Sampson Creek CDD

Our CDD controls all of our common areas and amenities. This includes the swim club, fitness room, tennis courts, playground area, soccer field and basketball courts. Also falling under the authority of the CDD are the roads within the neighborhood (with the exception of Leo Maguire, which is a County road), including the landscape maintenance as well as maintenance of the decorative street lights at our entrances. Additionally, the CDD is responsible for the maintenance of our ponds and our security patrol.

CDD

A Community Development District is a local, special purpose government entity authorized by Chapter 190 of the Florida Statutes as amended, and created by Rule as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities. A CDD provides the “solution” to Florida’s need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents. Community Development Districts represent a major advancement in Florida’s effort to manage its growth effectively and efficiently. This allows a developer to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community’s facilities. The Sampson Creek CDD has been granted those general powers defined in Section 190.011, Florida Statutes, as well as those special powers defined in Section 190.012(1) and (2)(a), (d), and (e), Florida Statutes, all as more particularly described in the St. Johns County Ordinance.

HOA

A homeowner association (HOA) is an organization in a subdivision or planned community that makes and enforces rules for the properties and residents including deed restriction enforcement, community architectural control and homeowner’s driveways and lawns. Those who purchase property within an HOA’s jurisdiction automatically become members and are required to pay dues, which are known as HOA fees.
